SELLER PREPARATION

What should you fix before selling your Quincy home?

A practical way to choose repairs, preparation and presentation before you commit to a renovation.

Start with a walkthrough, not a shopping list

Before ordering cabinets or replacing every floor, walk through your home with the sale in mind. Separate maintenance issues from cosmetic preferences. A buyer may notice a leak, a sticking door or an unfinished repair before noticing a new countertop. Make a short list of known issues, work already completed and improvements you are considering. Bring any available receipts and permits to your planning conversation.

Give every project a reason

A useful preparation plan answers three questions: What problem does this solve? What will it cost? Can it be completed before photography? Cleaning, decluttering, touching up damaged finishes and improving the consistency of lighting can help people understand a space. Those changes do not guarantee a higher price. Compare the work with the condition of competing properties before choosing where to spend.

Match the plan to the property

For a Quincy condo, work inside the unit is only part of the picture. Organize association information and any available details about planned building work. For a single-family home, think about the approach to the front door, storage, basement condition and how each room will be photographed. For an occupied multifamily property, discuss access and timing with your broker and attorney before planning work or showings.

Compare a prepared sale with selling as it stands

Sometimes a shorter preparation period fits the seller better than a lengthy project. Ask for two realistic plans: one with a defined preparation budget and one based on the property’s present condition. Compare possible marketing approaches and carrying costs, without treating a projected sale price as certain. Known issues still need careful handling; discuss disclosure questions with your attorney.

Your next step
