Ask how the price was developed
A suggested asking price should come with an explanation. Ask which comparable sales are most relevant, what differs about your property and how active listings affect the plan. A larger promised number is not, by itself, evidence of a better strategy. Ask what would trigger a reassessment once the property is on the market.
Ask to see the work
Request examples of listing photography, property descriptions and a proposed launch plan. Clarify who arranges preparation, how showings will work and how inquiries are handled. Ask for verified examples relevant to your property type. A broker’s general experience and a specific recent sale are different pieces of evidence.
Make communication concrete
Who is your regular contact? How often will you receive updates? What happens after a showing or an offer? Agree on a communication approach that fits your schedule. An agent should be able to explain how they will keep you informed without promising that every buyer will respond or that every showing will produce an offer.
Compare the whole agreement
Discuss services, fees, the agreement’s duration and any cancellation terms before signing. Ask your attorney to explain terms you do not understand. A marketing presentation is a starting point; the signed agreement determines the services and obligations you have actually accepted.
