Selling a Boston condo: what to organize before listing

Prepare a clearer picture of your unit, your association and the questions buyers will ask.

Look beyond the finishes

A well-presented condo needs accurate information about both the unit and the building. Start a folder for the documents you already have, then ask your association or management contact what current information is available. Early preparation helps you identify unanswered questions before photography and showings are underway.

Understand the monthly fee

Collect the current association fee and a description of what it includes. Separate unit costs from shared expenses so a prospective buyer can understand the ongoing commitment. Do not assume that heat, hot water, parking or storage is included simply because it was included at another building. Verify each feature against the relevant documents.

Gather building information

Ask about the current budget, available financial statements, master insurance information, meeting minutes and any planned projects or assessments. A low monthly fee alone does not describe the building’s financial position. Your broker can help organize the marketing information; your attorney and the buyer’s lender may need to review different documents for different purposes.

Clarify parking, storage and outdoor space

Make a list of the spaces used with the unit and confirm how those rights are documented. Deeded ownership, exclusive use and informal arrangements are different. Be equally precise about a roof deck, patio or yard. If you cannot verify a claim, resolve it before including it in advertising.

Create a practical showing plan

Discuss building access, elevator arrangements, keys and notice requirements with the people involved. For an occupied unit, coordinate access respectfully and obtain legal guidance where needed.
